That’s right, I say Yes more than I should in the Randburg property market. Mostly I say yes because of the price but it’s hard. Your sale will take longer, but I always try. Listing a property for sale in the Randburg property market
Listing your Randburg property for just a little more than it is worth may not work. But I am willing to give it a try. But listing it for way more than what the market will respond to and way more than it is worth would not be good for either of us.
I push up a little, but a little is fine, but too much does not get us the result we need
I understand a few things when it comes to pricing a Randburg property for sale. I have pretty much heard it all when it comes to why your property needs to sell for more and I do get it.
- Sandy, this is our pension and we need the money.
- We are in trouble financially and we cannot afford a shortfall.
- We are behind on our rates and taxes and the bank is sending nasty letters.
- Sandy, we have time and are not desperate but we want a little more than you are suggesting.
- But we have added this and that.
- My hubby and I had a different number in mind. That’s going from a R2,100,000 to R3,500,000.
Then we list for the wishing price and…
We sit and we wait. I am more than happy to help where I can and I am flexible but to a point. I do my level best and more every time but sometimes the wishing price is just too much higher than the market-related price. But I do try and I do realise that every cent when you retire counts and it means something.
But, and there is a but…
If the wishing price does not come with good optics you will simply NOT get your wishing price. If you want your wishing price, then your property needs to be in mint condition. If you want a mint condition price your property needs to be in mint condition. I often recommend additional work that sometimes becomes a challenge with cash flow but I do find that the Randburg property market is like a beauty parade at the moment. Randburg properties for sale is growing in number but the actual sales have declined and certainly over the last year. We are all simply waiting for the elections, knowing that when they are over the load shedding will return and more. We know these things and I know I am not saying something here that you never knew.

The iceberg will eventually melt and by that I mean the price you can get today may be less than the price you can and will get next month. Prices are correcting and there is major reluctance from buyers to commit.
- But, that said, I have had a great year in a tough market. Why you ask? Well, I keep my promises. I know where the wiggle room is and what I can work with.
- You will get honest feedback from me about what little things need to be fixed, replaced or repaired before I take photos. Decluttering is essential and trust me it works wonders. A neat and tidy property that has been well-maintained will sell, possibly not for your wishing price but I will do my level best to help you.
- I come to the party. If we decide to work together, I would be honoured. But I also need honesty and by that, I mean what bond amount needs to be settled. Are the Rates and Taxes up to date? Are there levies that are outstanding. When I get honest feedback am able to provide you with a win-win solution. Going the distance only to find there is a shortfall because the outstanding levies and the increased interest on your bond does not help you clear the hurdle leaves me gutted. I take pride in providing a win-win solution for my clients and I go the extra mile every time. I have found the extra mile is seldom crowded and it’s easy to shine in this property market. You just need to care and you need to make sure you deliver on your promises.
- Negotiating on your behalf and knowing the ins and outs of the suspensive clauses positions me well when I present you with an offer. I am brutally honest and if the offer is a weak one, I keep going because I know the value of a back-up offer.
- Communication does not end with the sale though. Nursing a transaction through to a successful transfer to ensure money in your bank is key. I go way past that though. You will know how the transaction is progressing and you will see the process that we discuss unfold before your eyes. I make certain you are 100% up to speed with the progress and you will know before anyone where we are getting stuck and what is needed to push things along.
Sometimes the wishing price does not work though
This leaves you and I both frustrated though. And oftentimes a listing gets stale because being married to a wishing price does not result in the sale, I know you so desperately need. Arriving at a price the market will consider for your home will then take time. But moving on takes longer and your desire to downsize takes longer too. Selling a property when you are already living abroad leaves costs piling up and frustrates the process even more. Also, often the costs keep piling up and we just cannot get you the result you need.
But how do we fix that
I will work with you to understand the urgency of your sale. Why are you selling? Where will you move to? Can you afford not to sell your home in the next 3 – 6 months? Simply, from a wishing price we do what is called a price correction every few weeks. This is done to bring your property price in line with what the market would be willing to pay. Yes, the market has buyers that are actively looking for a home just like yours. And I will work with you for as long as it takes but we need to go down that slope gently to get you the very very best price for your property when you sell.
Have I topped sales prices before for a complex or an area?
Yes, in fact, I consider it an honour when a valuator from the bank reaches to out to me to do a physical valuation. I have gotten top numbers in complexes and areas before. I have no problem with that, but there is a fine line here and one the bank sees, especially when a property is bonded. The bank rates an area based on a number of factors and often if you hit a high note as far as a sales price is concerned, the bank will indeed send a valuator out to confirm that the property value is worth the wishing price we sell for. I have never had a problem on this front, but if a property is not in mint condition your buyer will not get a mint condition bond value from his or her bank.
