Gosh, what a lovely man and yes Dirk had to sell an investment unit in Malanshof. We wanted too much for his property at an asking price of R1,200,000. And gosh I ran like a travel agent on this property listing. I was at the property when we listed for R1,200,000 about 8 times. I was at the property again when we reduced the price to R1,100,000 and about 10 times. Then again when we dropped the property price to R999,000 I was there 4 times. Price it right and it will sell. The unit was not in good condition. Dirk who is now about 64 had rented this unit out for 12 years and had not been to the unit in 12 years. I eventually took an offer from Sandile or Sandi and lo and behold she was also a Christian. The offer of R920,000 was accepted and in 3 months the property was transferred and became hers. What a beautiful solution, a Christian estate agent, a Christian seller and a Christian buyer. And Christian attorneys. This translation was a breeze.
I pushed hard from day 1
And I mean that I push hard on all fronts. I really did push to get Sandile’s bond finance secured. This is the one step where agents lose 1 day at a time on a property transfer. And 5 days lost is an entire week! Life gets busy, even for our buyers, but pushing hard and knowing where and when to push gets a sale over the line a few days earlier. Every single day in a property registration counts. As a Christian estate agent who is accountable to the one above I push and I pull when I need to. But I rest in the fact that God’s got this. I have Faith and I have God’s Favour for the best result at the appointed and the right time.
Why only R920,000?
Well, this Malanshof property sale needed more work than you could imagine. I took the offer to purchase. But, I invited Dirk to join me at the unit to see first-hand what we were selling and why it was simply not worth R1,200,000. We had come down in price over a 3-month period as well. And FNB supports the 3+ months to sell a property at the moment. Over the years with no maintenance at all the unit was just not what it once was. Let me just that say this Malanshof property needed work and Sandile was up for the challenge. R920,000 was a good offer and Dirk signed on the spot.
