As a Christian estate agent, I appeal to you if you need help to sell your Randburg home, not because I am Christian, but because I am a good estate agent working in Randburg.  This is certainly not to say all my work is plain sailing as the S family and I learned. And honestly, it helps to work for Keller Williams because more families in the world trust Keller Williams when they sell their homes.

My Property Valuation was R2,400,000

And guess what, we sold for R2,400,000 and it was a CAH Sale.  But this property transaction was tough.  We took an offer in late 2023 for R2,380,000 but it was an on condition offer.  This means that our seller offered a little less than the asking price but could only confirm the sale and make the offer on the condition that she sold her home in the same area.  Now trust me, this Boskruin property was an exceptional home in a boomed-off area.  Just lovely and it was 100% move-in ready.  No solar but trust me it was and still is a lovely property.  From start to finish though the process and the way we list a property in order to sell, just, well, it worked.  Call Sandy on 083 550 1220 if you need assistance.

Getting a mandate as a Christian estate agent is like all other mandates

I have stunning access to some pretty phenomenal CRM technology that comes with working for Keller Williams.  It’s nice to know that more people around the world choose Keller Williams to sell their homes.  I did send out a little campaign about Boskruin property values please reach out if you need help and I got a response from Mrs S.  “What commission do you work on?”  Flat out I responded with 5%.  But I asked if I could pop in the next day at 10 am.  It was a grilling.  But I prayed before I went for Favour and the meeting went well.  I got a call later that afternoon asking me if I could pop in at 10 am the next day to get the mandate sorted.  I was elated. And trust me the hoops to get the paperwork right require focus and attention.  Things fall flat for any estate agent when the paperwork is not in order.

In between taking professional photos, Mrs S got some bad news about her health.  I was concerned, we all were but what we do in these situations is include people on our prayer list and leave it with God.  And we all did just that.  I did take the photos and listed this property and trust me it was a busy listing.  You have no idea how tough it can be when you have buyers arriving late and buyer arriving early.  It’s hard to get the flow and the balance just right.  And as a Christian estate agent, I don’t favour in any way taking people through 3 families at a time.  But it was a busy listing.

Our first offer of R2,380,000 on condition of a sale

You see, I knew what our seller would accept as a reasonable sales price.  But I also knew that the offer was weak given that the seller, and let’s call her Mrs C for now had to sell her property in Boskruin and in the current market not being in a position where you can say I have my property on the market meant the chances of selling quickly and before Christmas was a tough ask.  But I took Mrs C’s offer knowing we had 1 in the bag so to say.  And, it was just before the S family went to Australia to visit family over the December holidays.  They went abroad knowing we had 1 offer in the bag. 

But my Sellers wanted more and they wanted a stronger offer

I worked on the listing over the December holidays and The S Family returned in January, nice and fresh and rested.  They were also facing the same health challenges but that’s a story for another day.  They had supported me to secure a stronger offer so we continued our marketing efforts to secure a stronger sale in principle that could at the very least beat the “on condition of a sale clause”.

We closed in January for the full asking price in CASH

I am not saying that because I am a Christian estate agent, I get better results, I am saying that Faith and Favour play a strong role in the way I do business in Randburg.  I did that Saturday receive an enquiry from a lady called Annika, asking when I would be at the property again because they wanted to view the property.  It was around 8 am on a Saturday morning and I informed them I would be at the property at 10 am and that after that I was heading to Wilgeheuwel for another viewing.  I mentioned they could be there at 10 am and that I had another buyer coming through at 10:15 am.  They agreed.  The first question a buyer asks if they like your property is “Is there any wiggle room to negotiate”.  This is an extremely good sign and one I have learned to listen out for.  Annika arrived on time at 10 am which is just lovely because it’s easy to navigate a viewing and be relaxed when I do my thing.  I confirmed that I was expecting my next buyer at 10:15 am so I managed everyone’s expectations.  When I was walking Annika out and on my way to meet my next set of buyers, Annika said, loud enough for my next buyer to hear that she wanted me to send her an OTP because she wanted to put in an offer for the full asking price of R2,400,000 and that the offer would be a CASH offer.  Wonderful and Amen.

But there was another catch and a catch that makes me nervous

Annika’s mom wanted to put in the offer on condition that the property transfer would be placed with her firm.  You see Annika’s mom was a property transfer attorney or conveyancer.  I presented this to my Sellers who were absolutely over the moon.

A CASH sale takes 6 weeks to conclude though

My sellers, facing serious health issues were dumbfounded, but we navigated this carefully too.  They had a full 6 weeks to get ready and we added clauses on the OTP that protected them in the event that the transfer happened sooner or later than the expected 6 weeks.  As a Christian estate agent, I was happy that Annika’s mom had a vested interest in the successful transfer of the property.  I will write an article at some point about why a Seller never wants to lose control with a transaction where the Seller requests their own attorney.  It’s not always good business.

I really do think I bring a bit more to a Randburg property sale though.  Faith and Favour have a place in my life and although I cannot always pick who I work with I do my level best and honestly believe in kindness and care with a big dose of empathy for all the parties.  I really do ensure a win-win and like with other transactions I go the extra mile with a smile.
