When you appoint me to sell your property, I remain closely involved throughout the journey.
My role includes:

- developing and overseeing the marketing strategy;
- communicating with you throughout the mandate;

Do I Need an Estate Agent Who Specialises Only in My Suburb?
Not necessarily. Local knowledge is important, but that doesn’t always mean your estate agent needs to work exclusively within one suburb.
What’s important is whether your agent understands the market in which your property competes — including relevant comparable sales, competing properties, buyer demand, pricing and the neighbouring suburbs buyers may also be considering.

Both models can produce knowledgeable agents.

If Nicole Shows My Property, Is Sandy Still Responsible for My Sale?
Yes. Nicole may assist with buyers, appointments and property viewings, but I remain the lead agent and point of accountability for my seller.
Pricing, positioning, marketing strategy, seller communication, offers and negotiation remain part of my role. The purpose of working together is to provide greater availability and support — not to pass the seller from one agent to another.
Will I Have to Communicate With Two Different Estate Agents?
No. You shouldn’t have to work out who is responsible for what. I remain your primary point of contact. Nicole’s involvement provides additional support where it benefits the sale, particularly around buyer enquiries and viewing availability.
Behind the scenes, information and buyer feedback are shared so that everyone is working towards the same selling strategy and objective.
Does Having Two Agents Involved Mean I Pay More Commission?
No. Nicole’s involvement is part of our service model. It doesn’t mean a seller receives an additional commission charge simply because another member of the team assists with the property. Your commission structure and the services included should always be clearly discussed and agreed when you appoint your estate agent.
