Yes, there are new ideas that get the sales results we are looking for in the Randburg real estate market.  But it’s important to get the new ideas combined with the more traditional approach that many Randburg estate agents rely on.

Gone are the days where you list and wait

Waiting for the property portals to deliver enquiries is one part of the recipe and an important one.  But listing a Randburg property for sale now includes so many other considerations that we call a fresh approach.

Let’s look at what some of these fresh approaches include:

  • Yes, getting a property listed on the major portals like P24 or Private Property to name a few is important.
  • However, listing a property and getting it to rank highly on these major portals is essential. And when I say portal(s) I mean plural.  Many real estate agencies in Randburg cannot afford to display a listing on the most important and the most effective and also the most valuable one, and that’s Property24.  Over 95% of my enquiries or more, come from P24.  There a few others but these are the main ones.
  • And getting a listing to rank top in your area and your price range is essential.  You do NOT want a buyer missing your Randburg property when it is listed.
  • A board, yes those boards.  Some folks flat-out refuse to put up a board.  In this day and age the way consumers and buyers looking for dream homes, shop differently.  Different from the days when photos hung in shop windows and you went in then drove out.  Different from newspaper ads.  A board is there to create visibility for an agent and certainly in many secure estates boards are simply not allowed.  I will consider a board but boards work for me as a Randburg real estate agent.  Boards seldom sell houses. 
  • But the role of real estate technology has also become important.  When a buyer enquiries about a house in Macarthur Avenue in Robindale, no 99 for example and you get a new listing going live in a week or two time, if No 99 was not their dream home, simply with a few smart clicks your listing can be leveraged to the active buyers that viewed No 99 and in this way you are able to leverage buyers effectively.  Nobody gets missed when it gets busy and the ability to drive up demand on a new listing has just gone up exponentially.  Technology works and not all estate agents buy the role of technology in the Randburg real estate market, but I do.  Technology is my arrow when I take aim and I do my level best to leverage technology to help me sell properties.
  • Working with other agents who have buyers.  Yes when we list your property, you will have agents calling you saying “I have buyers”.  Well let me tell you right now, I will work with any agent that claims to have a buyer.  But, agents will have to meet my standards to ensure we only bring buyers that qualify for the value your home is being marketed at.  For the record, I will work with any agent that has a good reputation and for me, it’s all about getting you the best possible price when you sell your Randburg property as fast as possible.
  • Working with best-of-breed home loan or mortgage originators when affordability is stretched for everyone is essential.  I really am certain when I say that i will do more than just assist your buyer to obtain the finance required to buy your home.  I am also fairly certain that when you sell, if you need to bond your next property, that I will without hesitation work tirelessly to beat any rate you can get on your next home loan.
  • Last but not least, the role of social media and social media engagement is more important than ever in the Randburg real estate market.
